The Residences at 111 Lyon represents a landmark moment in downtown Grand Rapids' ongoing revitalization — and Michigan's first office-to-residential conversion of its kind.
CWD Real Estate Investment acquired the 10-story Vandenberg Center building from Fifth Third Bank in 2016 with a long-term vision for its transformation. After years of design iterations and attempts to attract a new anchor office tenant, CWD pivoted to a residential conversion plan, investing to turn floors four through ten into 140 apartments — 105 one-bedroom and 35 two-bedroom units, with 28 designated as income-qualified.
Construction broke ground in March 2025 with a ceremonial sledgehammer event. The project is on track to begin pre-leasing in early 2026 and welcome its first residents by summer 2026. Beyond adding housing to a city actively working toward a goal of 10,000 downtown residents, 111 Lyon is seen as a proof of concept — demonstrating that with the right building geometry, mechanical conditions, and financing tools like Housing Tax Increment Financing (TIF), office-to-residential conversions can be a viable and repeatable strategy for urban revitalization.
